Virtually walk through dream homes with Zillow’s new A.I.-powered 3D home tours

Home sellers and real estate agents listing properties on Zillow’s real estate marketplace now can add 3D tours for no charge to their listings. Zillow 3D Home uses artificial intelligence (A.I.) on an iOS mobile device app to create the tours with 360-degree panoramic photos taken in and around a home.

Zillow began testing the app in 2018. The impetus behind the project came from a survey report from Zillow’s research group that found 45% of Gen Z and 41% of Millennial home buyers stated 3D home tours and videos were very important or extremely important in their home buying decision process.

According to Zillow, the real estate agents from Berkshire Hathaway and Century 21 who tested Zillow 3D Home to enhance property listing found offering 3D tours for all listings helped them differentiate their marketing services to prospecting listing clients.

Clients and agents like the tours because they attract more potential buyer views and engagement than listings without video or 3D tours. Buyers report they appreciate the 3D tours’  ability to give them a better understanding of the flow between areas in a home than static still photos of rooms.

Real estate agents can use Zillow 3D Home with the iPhone’s camera or with Ricoh Theta V or Z1 360-degree cameras. The Ricoh Theta cameras create full panoramic images. When agents use the iPhone camera with the app, on-screen instructions give directions on how to take the shots. After capturing images of all areas of a home, the agent uploads the image to Zillow via the app.

The Zillow 3D Home app uses computer vision and A.I. deep learning to create a 3D tour. The app enhances the images exposures, stitches the image together to form the tour, and chooses the best thumbnail image to represent each room or area in the home. When the app finishes the creation process, the 3D tour is available on a separate 3D Home dashboard where the agent can edit, share, and add to the home’s listing on Zillow.

“Previously, 3D tours were only found on high-end or expensive homes, due to the high cost and time-intensive capture process,” said Josh Weisberg, Zillow’s Senior Director of Product Development, 3D and Computer Vision. “Now with 3D Home, adding an immersive experience to a home listing is fast, easy, and free, which benefits buyers and sellers at all price points.”

Coming along, but useful

Using the app is pretty intuitive but there are a number of quirks that still need refining, like not being able to reposition the image orientation in post-production, having to set a timer if you walk too far away from a camera, and not always having the app recognize your location. The biggest one is not having control over which 360 images Zillow adds to the listing previews. Otherwise, feels like it’s getting better and is worth using!

Putting together in interactive tour with just an iPhone (or a 360° cam and tripod for even better results) in just about an hour is totally possible. Once I link two rooms why not have the app automatically create an editable link back by default..? I also think that being able to add 3D-labels to objects would be great (although placing them correctly in 3D space might be a challenge). Still not sure how several panos within one room/area are supposed work when it comes to linking..? Also, none of the examples appear to demonstrate the 2D floor plan created with markers, why..? I also don’t understand why adding a pano after the fact destroys all links, seems unnecessary. But all that said, great offering for free!

They aren’t progressing

This app was hard to deal with from the very beginning. It’s almost like they didn’t want to beta test before launching. Now those bugs are out, but here is why my rating is low... 1) I had to buy a used ipad because they don’t support Samsung even though Samsung is the most popular phone brand at 20% of the market and apple only at 14. 2) the user can’t edit paths when the tour is complete. Other apps allow me to edit the paths myself. Since Zillow doesn’t know where some rooms lead, you run into dead ends A LOT. 3) They aren’t improving these things, yet they also don’t allow you to embed 360 tours from other brands so you are stuck using a subpar app. 4) I have been using them since the start and had my “Zillow certification” status for 3 or 4 years. even though I am the same owner of a different company, I am forced to reapply for the cert again AND now instead of just uploading videos, they changed their rules to require 360 uploads. Why require something when people sometimes prefer not to use your app for it? The only reason I use this app is because about half of my agents want these tours on Zillow as well

Zillow’s already-popular 3D home tour option has gotten an upgrade, now allowing potential homebuyers and renters the opportunity to view still photos and AI-generated floor plans in a shared interface. The AI can also predict room dimensions and square footage.

Following a 3D tour, the interactive floor plan is automatically uploaded to the listing and can also be added to the MLS, embedded on a website, or shared via email or social media.

The interface uses panoramic photos captured by an agent or photographer with Zillow’s 3D Home app and a 360-degree camera, and then applies the models to generate a 3D home tour and interactive floor plan.

Zillow said remote shoppers can now get an accurate sense of the spatial relationship of rooms in a home that they couldn’t get when viewing these media separately.

“We are redefining the virtual tour experience by using AI to break down the barriers between listing media and listing data, such as square footage and room dimensions,” said Josh Weisberg, vice president of Zillow’s “media experience” team. “This new integrated experience will help shoppers better understand the relationship between still photos and the layout of the house, provide a better sense of the space and home features, and improve the overall shopping experience.”

With agents, lenders, and even appraisers working more remotely, tools like online 3D home tours are popping up across the country.

Virtual home tours have already been adopted by Keller Williams , realtor.com, Redfin and Zigzy . Last summer, when COVID-19 cases were rising in the country, 72% of Zillow agents  said they are likely  to continue providing virtual tours after the outbreak ends.

Zillow saw the number of its 3D Home tours for listings more than triple between 2019 and 2020 because buyers and their agents recognized the tool as a safer way to tour, and sellers and listing agents saw it as a cost-effective and high-quality way to highlight and share listings in a hot housing market. 

The 3D Home tours are currently available in 25 markets, with more expected to be added throughout 2021.

“Agents leveraging technology such as Zillow’s free 3D Home tours have also seen improved success for their listings through increased views and saves on Zillow,” Weisberg said. “Based on data collected in May 2020, buyers saved listings with 3D Home tours 32% more often than listings without.”
