TOUR ITINERARY

Coming to visit the UK as part of a larger party? Regardless of whether you are a company holding an important team event, a missionary group on transit through the capital or a travel agent organising a large group visit, London Magical Tours' range of minibus and larger private bus tours can cater for all needs and budgets. Through our decades of experience, we understand the importance of planning and paying attention to the details which make your event a truly special day to remember. Groups travel in a modern mini-bus or large coach dependant on the size of your group. Multiple coaches can travel together for groups over 100 passengers. What's more, private group tours are a very affordable way of discovering the UK, with big savings off the standard tour prices: the larger the number of passengers, the greater the saving off the per person price. Simply choose from any of our full range of tours, all of which are available for larger parties.

THE EXPERIENCE

Unlike other tours, the experience is not just an orientation service where you are left "to wander". It is also not just a drive where all the time is spent inside the vehicle: Our tours are fully escorted, whether with a professional driver-guide at standard level (one person) or with your own sightseeing team at the VIP levels (professional tour guide plus, in addition, a chauffeur), so that you never miss a beat. There are no parking problems or walking long distances to see the sights. The curbside service stops right by the attractions, away from the masses. At standard level photo stops are made with commentary throughout. At our VIP levels with your own expert guide and extra chauffeur, stops are made at the key landmarks for you to go outside on walking tours led by your guide to sightsee in detail, hearing anecdotes and stories about London's past and present, while your chauffeur driven vehicle waits with no parking worries. Put simply - there is no better way to help make the most of your valuable sightseeing time.

ENTRANCE OPTIONS

Groups benefit from special group savings on the cost of entrance tickets, which are offered with fast track entry.

FOOD OPTIONS

Enhance your group sightseeing experience with our range of lunch bags, traditional pub meals or afternoon tea services. All are offered with special priority service, exclusively to London Magical Tours guests to help avoid delays and ensure you make the most of your day of sightseeing. These can be prebooked at the time of booking.

TOUR DATES / TIMES / LANGUAGES

Private group tours are available daily throughout the year. For normal tour times, see the page of the individual tour of interest, all of which are available for groups. Night tours and outside working hour quotations are also available on request. Tour prices are quoted in English. Tours are also available in most languages through our specialist multi-lingual guide team, including Spanish, French, Italian, Russian, Japanese, Korean, Mandarin and Cantonese. Language surcharges may apply.

Wow the history of London is far more interesting than we had expected. It was great to go to the different parts of town and hear all of the stories of London in a short period of time. Highly recommended.

The tour of London was wonderfully educational. Our guide was impressively learned of the history of London and actively involved the students. Although the goal of our trip was to study French, we enjoyed learning about another piece of European culture and history. In addition, we experienced an authentic pub lunch of fish and chips, while watching the Royal Wedding on the television, a historic event!

What travelers say about their London tours

Travel tips for london trips.

One of our favorite parts about our London tours is that it’s always a good time to take one. Despite being farther north than much of North America, England has a temperate climate—which means tours to London are enjoyable any time of the year.

Spring and fall offer pleasant weather and fewer crowds at the most popular sites, making the off-season a perfect time to visit England. Winter offers plenty of charm, especially when Christmas markets line the streets in London and around the country.

No matter what time of year you plan to travel to London, expect some rain—but don’t let it keep you from enjoying this beautiful destination! Just have your wellies with you (that’s British for “rain boots”).

The top attractions for all London trips include:

  • Buckingham Palace. A trip to the enormous royal residence is a must for all London tours. Be sure to catch the famous Changing of the Guard!
  • London Eye. This iconic ferris wheel boasts the best views of the city. It’s even air-conditioned.
  • Big Ben. This is the famous clock attached to the Palace of Westminster. You’ll get the best view from the Westminster Bridge.

Check out our London Travel Guide for a full list of the top attractions we feature in our London tour packages.

There are infinite things to pass the time on our London tours , but some of our favorites include:

  • Shopping at Harrods, the United Kingdom’s largest department store
  • Sipping tea at Kensington Palace’s Orangery, a stunning Victorian-era setting for a midday snack
  • Strolling through Trafalgar Square and appreciating the art inside The National Gallery
  • Crossing Abbey Road, the famous location where the Beatles took their iconic photo
  • Perusing vintage books, antiques, and street food at Portobello Road Market
  • Eating fish and chips at Rules, London’s oldest restaurant

Our escorted tours of London, like The City Experience , are your sure-fire way to make the most of your time there.

Here’s what to pack for a tour in London:

  • A windproof umbrella and raincoat. London has its fair share of drizzly conditions throughout the year (it’s part of the quintessential London experience!), and being prepared for rain means being prepared for wind.
  • A comfortable backpack. That way, you’ll always have what you need, no matter what.
  • Lots of layers. The weather in London turns fast, and layers are a great way to make sure you’re always comfortable.
  • UK power adapter. This three-pronged adapter is different from the two-prong European adapter, so make sure you order the right one before departing on our London tours. This guide to power adapters and converters can help.

Apart from the famous fish and chips, you can’t go wrong with a traditional Sunday roast with Yorkshire pudding (popovers), roasted potatoes, and a vegetable on the side.

Meat pies are another popular food in London. The ingredients inside a meat pie can vary, but there are always three main options: beef, mushrooms, and good English ale.

And while it’s not necessarily a food, no trip to London is complete without trying a traditional afternoon tea. There are hundreds of teas to choose from in England, and you’ll typically enjoy them alongside light sandwiches, scones, or pastries. Yum!

If you're going to spend a fair amount of free time in London, you may benefit from purchasing The London Pass. It's around £75 for a day pass, but is very worth it if you plan to visit several of the city's attractions in a short period of time!

And remember: people in England drive on the opposite side of the road than we're used to, so please to look both ways before crossing the street on our London tours!

Our London Travel Guide will answer all your questions. It’s full of the top travel tips, including what to see, what to do, and what to know.

One of the perks of going guided is that you’ll see the top sites without planning a thing or worrying about transportation. Along the way, your expert local guide will dive deep into the history and culture of the city, as well.

Another benefit of our London group tours is meeting some incredible people along the way. You’ll see the city alongside new friends in your group, and get to know our guides as they share unique perspectives on London.

And, with all kinds of excursions and opportunities to explore during free time, our London guided tours give you plenty of time to set off on your own, too.

When planning group activities in London, consider the group’s interests, budget, and any mobility or dietary restrictions. It’s also important to account for London’s variable weather by having indoor alternatives and to plan for transportation, particularly for larger groups, ensuring everyone can participate comfortably and safely.

WHAT TO EXPECT

Our group trip to London is curated for travelers in their 20s and 30s looking to explore historic landmarks, embrace pub culture, and immerse themselves in world-famous art, theater, and museums.

Few cities on the planet have as much going on as London. Start things off in local fashion over a few pints at the pub with your new crew. Over the next four days, you’ll raise a pinkie at high tea in Kensington Gardens (where Prince Harry and William grew up), cruise the sights in proper double-decker London fashion, and find out how multiculturalism makes for amazing cuisine in the East End. You’ll even catch a show at the Globe Theater, Shakespeare’s old stomping grounds.

With arches, spires, and punk rock, this is as authentic, unfiltered, and dynamic as big cities get. Whether you’re spending your entire vacation here or passing through on your way to another European destination, in London, there’s never a shortage of iconic sights to see and explore.

Day 1 - London London Calling

After catching the tube from the airport or taking a Black Cab past Big Ben and into Central London, it’s only fitting that you kick off day one with a couple pints at the hotel to get to know your new crew.

From there, we’ll head to our welcome dinner at an upscale pub nearby, where you can try your first plate of fish and chips (with nearly 3,500 taverns in the city, a visit to at least one is a requirement for the full English experience). After eating, grab a drink over background riffs of The Clash on the jukebox and football banter on the telly, and you’ll make fast friends in no time.

If you’re knackered (exhausted), head back to the hotel, otherwise head out on the town. London’s winding streets are full of historic bars, tiny pubs, chaotic clubs, and everything in between. Cheers, mate!

6.png

Day 2 - London Royal Treatment

After breakfast with the crew, it’s time for you to dive headfirst into London’s culture and heritage from the bohemian to the high-brow.

On a private open-top bus adventure through the capital’s most famous streets, you’ll check out everything from Buckingham Palace to Parliament and Tower Bridge. After that, hop on the tube for afternoon tea and a tour of Kensington Gardens. We’ll zig-zag through sprawling, manicured landscapes (originally part of King Henry VIII’s deer hunting grounds in Hyde Park), sip Earl Grey, and indulge like aristocrats in an array of scones, pastries, clotted cream, and jams.

That night, dive into London’s diverse immigrant backbone and the cuisine it’s created on an East End food tour with everything from centuries-old local staples to modern delicacies made by award-winning chefs. Delicious.

    Day 3 - London O Romeo, Romeo

Your morning’s free to explore a few of London’s 192 museums with friends. If you’re a history buff, decipher the past and marvel at the Rosetta Stone in The British Museum, or, if you’re after something more modern, cross the Thames to South Bank.

Head to the Tate Modern for contemporary masterpieces and then grab a bite at Borough Market. Take the riverwalk, and you’ll find bright, graffitied concrete walls and pillars in a perpetual state of change (just watch out for the skateboarders).

We’ll recap an amazing four days over a farewell dinner before we step back in time for the ultimate London experience, a show at the world-famous, open-air Globe Theater to watch Shakespeare the way it was intended to be seen.

Day 4 - London Tata for Now!

Honestly, you could spend a lifetime exploring London; it’s one of the world’s great cities.

From pints at the pub where Dickens once drank to the buttoned-up scene at Parliament Square, the diversity of experiences you can find here is staggering. And with Westminster Abbey’s stained glass windows, the changing of the guards at Buckingham Palace, and Hackney Wick’s wild warehouse parties, there’s always more to discover.

If you stick around, you don’t need to decide between The Beatles and The Stones, but you will need to figure out if you’re an Arsenal supporter or Chelsea’s your team. On the other hand, London Heathrow is one of the biggest hubs for mainland Europe (and the rest of the world); now that the jetlag’s gone, you could join us for amazing cuisine in the Basque Country , or come along for dreamy beaches in Sardinia.

The Tube is the oldest subway in the world. It opened in 1863!

3.png

The Clash and The Sex Pistols helped kick off punk rock in London in the 70s.

4.png

In 1866, the Great Fire of London burned 70% of the city over four days. It’s the reason most buildings are now made of brick.

There are limited single rooms available on our London trips. Book early if you prefer one, as they usually fill up.

On European trips, we stay as close to historic city centers as possible. This means your accommodations will often be on the small side, quirky, and unique (we love this!).

Tour of London: 5-day small group tour

Explore the greater city of London on a small group tour with Odyssey Traveller for 4 full days.

London is the capital of England and the United Kingdom and one of the major metropolitan centres in the European continent. Its history stretches back to the Romans , who founded the ancient settlement of Londinium in 43 AD. The Romans' London Wall was a defensive wall built around the city and which defined its boundaries until the late Middle Ages . Though the wall was dismantled around the 1700s, sections of it are still visible, snaking through private and public establishments in the city of London. Left largely abandoned after the fall of the Roman Empire, the city later grew and became increasingly prosperous until London itself became the seat of a vast empire that reached its peak during Queen Victoria's reign . The growth of industry ushered in the Industrial Revolution , which led to Britain accounting for nearly a quarter of global industrial production in the 19th century, with British workers becoming the richest men and women in Europe. But the mass migration of people from the countryside to the city also resulted in overcrowded housing, pollution, and unsanitary, disease-ridden living conditions. By the mid-18th century, London was a city of 750,000 people, filled with factories that burned coal and blanketed its buildings with soot. Working and living conditions improved with new government regulations, and the city, surviving widespread damage brought by two world wars, remains an important cultural and commercial centre in the world.

This small group tour is offered to travellers who are seeking a five-day extension in the city as part of an Odyssey Traveller escorted small group tour. Travellers may also consider joining the 21-day Queen Victoria's Great Britain tour , which begins in London and explores other cities in Great Britain.

The tour stays in a centrally located hotel in London. Each day we set out to explore various parts of the city, typically using public transport, including the London tube on occasion, taxis and the rail network to reach the destinations selected, taking in 2-3 key features or attractions of the city. We will be aided by knowledgeable, local guides who share the ancient, classical, and recent history of the city with the group as we explore. We typically use public and private transport or walk around the city for visits.

Highlights of this London small group tour:

  • Walk the London Wall and view a portion of the wall underground at Spitalfields Market.
  • View the Temple of Mithras. The remains of the temple was discovered in 1950s in Walbrook and was reconstructed for public viewing. The religion and rituals centred on the god Mithras remains a mystery, though we know the Mithraic religion was practised in Rome, especially among members of the Roman military. The Museum of London houses relics from the original temple.
  • Walking along the Thames will give us a view of the many places we can explore: Big Ben, the Houses of Parliament, the London Eye, Tate Modern and Shakespeare’s Globe Theatre.
  • Enjoy one show at the theatre in the west end.
  • Attend typically with a guide up to 3 exhibitions in London
  • In 2019, Buckingham Palace is open to visitors from July 20 until September 29. Visit the Queen's official London residence and explore its lavish State Rooms.
  • Take the train to Eton/Windsor for the day with a local guide touring this local area.

London: A Travel Guide Through Time

Matthew Green

Let time traveller Dr Matthew Green be your guide to six extraordinary periods in London's history - the ages of Shakespeare, medieval city life, plague, coffee houses, the reign of Victoria and the Blitz.

We'll turn back the clock to the time of Shakespeare and visit a savage bull and bear baiting arena on the Bankside. In medieval London, we'll circle the walls as the city lies barricaded under curfew, while spinning further forward in time we'll inhale the 'holy herb' in an early tobacco house, before peering into an open plague pit. In the 18th century, we'll navigate the streets in style with a ride on a sedan chair, and when we land in Victorian London, we'll take a tour of freak-show booths and meet the Elephant Man.

You'll meet pornographers and traitors, actors and apothecaries, the mad, bad and dangerous to know, all desperate to show you the thrilling and vibrant history of the world's liveliest city.

London Made Us: A Memoir of a Shape-Shifting City

Robert Elms

A personal journey - part anecdotal, part impressionistic - through London's constantly shifting cityscape by BBC Radio London's Robert Elms. 'London is a giant kaleidoscope, which is forever turning. Take your eye off it for more than a moment and you're lost.'

Robert Elms has seen his beloved city change beyond all imagining. London in his lifetime has morphed from a piratical, bomb-scarred playground, to a swish cosmopolitan metropolis. Motorways driven through lost communities, accents changing, skyscrapers appearing. Yet still it remains to him the greatest place on earth.

Elms takes us back through time and place to myriad Londons. He is our guide through a place that has seen scientific experiments conducted in subterranean lairs and a small community declare itself an independent nation; a place his great-great-grandfather made the Elms' home over a century ago and a city that has borne witness to world-changing events.

Hidden History of the Tower of London: England's Most Notorious Prisoners

JOHN PAUL DAVIS

Famed as the ultimate penalty for traitors, heretics and royalty alike, being sent to the Tower is known to have been experienced by no less than 8,000 unfortunate souls. Many of those who were imprisoned in the Tower never returned to civilisation and those who did, often did so without their head! It is hardly surprising that the Tower has earned itself a reputation among the most infamous buildings on the planet. There have, of course, been other towers. Practically every castle ever built has consisted of at least one; indeed, even by the late 14th century, the Tower proudly boasted no less than 21. Yet even as early as the 1100s, the effect that the first Tower had on the psyche of the local population was considerable. The sight of the dark four-pointed citadel - at the time the largest building in London - as it appeared against the backdrop of the expanding city gave rise to many legends, ranging from the exact circumstances of its creation to what went on within its strong walls. In ten centuries what once consisted of a solitary keep has developed into a complex castle around which the history of England has continuously evolved. So revered has it become that legend has it that should the Tower fall, so would the kingdom. Beginning with the early tales surrounding its creation, this book investigates the private life of an English icon. Concentrating on the Tower's developing role throughout the centuries, not in terms of its physical expansion into a site of unique architectural majesty or many purposes but through the eyes of those who experienced its darker side, it pieces together the, often seldom-told, human story and how the fates of many of those who stayed within its walls contributed to its lasting effect on England's - and later the UK's - destiny. From ruthless traitors to unjustly killed Jesuits, vanished treasures to disappeared princes and jaded wives to star-crossed lovers, this book provides a raw and at times unsettling insight into its unsolved mysteries and the lot of its unfortunate victims, thus explaining how this once typical castle came to be the place we will always remember as THE TOWER. AUTHOR: John Paul Davis is the international bestselling author of ten thriller novels and three historical biographies 40 b/w illustrations

Shadows Of The Workhouse: The Drama Of Life In Postwar London

Jennifer Worth

In this follow up to CALL THE MIDWIFE, Jennifer Worth, a midwife working in the docklands area of East London in the 1950s tells more stories about the people she encountered. There's Jane, who cleaned and generally helped out at Nonnatus House - she was taken to the workhouse as a baby and was allegedly the illegitimate daughter of an aristocrat. Peggy and Frank's parents both died within 6 months of each other and the children were left destitute. At the time, there was no other option for them but the workhouse. The Reverend Thornton-Appleby-Thorton, a missionary in Africa, visits the Nonnatus nuns and Sister Julienne acts as matchmaker. And Sister Monica Joan, the eccentric ninety-year-old nun, is accused of shoplifting some small items from the local market. She is let off with a warning, but then Jennifer finds stolen jewels from Hatton Garden in the nun's room. These stories give a fascinating insight into the resilience and spirit that enabled ordinary people to overcome their difficulties.

London's Underground: The Story of the Tube

Oliver Green

A comprehensive guide to the London Underground, combining a historical overview, illustrations and newly commissioned photography. It is impossible to imagine London without the Tube: the beating heart of the city, the Underground shuttles over a billion passengers each year below its busy streets and across its leafy suburbs. The distinctive roundel, colour-coded maps and Johnston typeface have become design classics, recognised and imitated worldwide. Opening in 1863, the first sections were operated by steam engines, yet throughout its long history the Tube has been at the forefront of contemporary design, pioneering building techniques, electrical trains and escalators, and business planning. Architects such as Leslie W. Green and Charles Holden developed a distinctively English version of Modernism, and the latest stations for the Jubilee line extension, Overground and Elizabeth line carry this aesthetic forward into the twenty-first century. In this major work published in association with Transport for London, Tube expert Oliver Green traces the history of the Underground, following its troubles and triumphs, its wartime and peacetime work, and the essential part it has played in shaping London's economy, geography, tourism and identity. Specially commissioned photography by Benjamin Graham (UK Landscape Photographer of the Year 2017) brings the story to life in vivid portraits of London Underground's stations, tunnels and trains.

More About London

From treasured landmarks to sipping afternoon tea, there is something for everyone in London. The Houses of Parliament with Big Ben, the giant clock and bell, on the banks of the Thames are the classic backdrop of London, with Westminster Abbey, the site of coronations and royal marriages, standing nearby. Enjoy panoramic views from Tower Bridge and visit the nearby Tower of London, with its rich history and the crown jewels of England. Speaking of royalty, catch the changing of the guards at Buckingham Palace, the residence of the reigning monarchs.

In central London, enjoy Trafalgar Square, the National Gallery, the British Museum, and St. Paul’s Cathedral. London also has a splendid array of markets to explore, like Covent Garden or Portobello Road on Notting Hill. And for evening entertainment, enjoy world-renowned theaters and lively clubs in London’s West End. With all this and more, the historic and vibrant European capital of London is an absolute must-see.

The heaviest tourist season runs mid-April through mid-October, with another peak around Christmas—though the tide never really ebbs. Spring is the time to see the countryside and the royal London parks and gardens at their freshest; fall to enjoy near-ideal exploring conditions. In late summer, be warned: air-conditioning is rarely found in places other than department stores, modern restaurants, hotels, and cinemas in London, and in a hot summer you'll swelter. Winter can be rather dismal, but all the theatres, concerts, and exhibitions go full speed.

It's virtually impossible to forecast London weather, but you can be fairly certain that it will not be what you expect. It's generally mild—with some savage exceptions, especially in summer. In short, be prepared for anything: layers and an umbrella are your friends.

Perfect Time to Visit London

London is known to have humid and wet weather throughout the year, so having an umbrella is a must. The best months to travel to London are from March to May. It is the early spring when the weather is mostly pleasant and blooming. For this time, you will have to make your mind to pay more than the usual rents for accommodation and airfares. The streets and attractions get over-crowded. In winters, though the temperature is low and you may find the rates cheaper, the crowd you will encounter will be almost the same because London is one of the most visited tourist places in the world.

Day 1: 9 July 2023: Oxford to Moreton-in-Marsh

Meet me at Oxford Railway Station and start your morning with a walking tour of the Oxford University Colleges where 28 UK Prime Ministers and 69 Nobel laureates were educated.

Following lunch in Oxford, we will loop around Port Meadow following the River Thames, before getting out on the water with an afternoon of punting from the Cherwell boathouse to the Victoria Arms pub for Pimm’s or a pint.

Tonight we’ll stay in the thriving market town of Moreton-in-Marsh.

Included Activities • Moreton-in-Marsh – Oxford University Colleges • Moreton-in-Marsh – Oxford Punting

Accommodation: B&B Style accommodation

Day 2: 10 July 2023: Chipping Campden to Broadway

After breakfast, we will transfer to the charming town of Chipping Campden for an amble up the high street to admire the fabulous architecture and picturesque shops before learning about the famous history of this medieval wool trading centre from the Market Hall in the centre of town.

Joining the Cotswolds Way, we will hike up to Dover’s Hill, a natural amphitheatre 229 metres (754 feet) high, with beautiful views of the surrounding countryside where you might spot a couple of Cotswold Lions (native sheep).

We will then travel on to Broadway Tower for lunch, before walking into town for afternoon tea at a Broadway deli.

Included Activities • Moreton-in-Marsh – Cotswolds Way walk: Chipping Camden to Broadway

Day 3: 11 July 2023: Moreton-in-March to Blenheim

After breakfast, catch the train from Moreton-in-Marsh to Long Hanborough for a walk to the famous site of Blenheim Palace. Blenheim is home to the Duke of Marlborough and his family and also where Sir Winston Churchill was born (somewhat unexpectedly thanks to a last-minute visit by his father and heavily pregnant mother).

After exploring the magnificent gardens set within this 2000 acre estate, we will head indoors to see the palace’s architectural splendor and take a virtual trip back in time as your guide brings 300 years of history to life.

Included Activities • Moreton-in-Marsh – Long Hanborough to Blenheim Walk • Moreton-in-Marsh – Blenheim Palace & Gardens Visit

Day 4: 12 July 2023 Stow-on-the-Wold – Burton-on-the-water

Today we will visit some of the world’s prettiest and most charming villages. After breakfast, we will take a transfer to Stow-on-the-Wold to explore stunning townhouses, quaint shops, and art galleries before walking on to Bourton-on-the-Water, nicknamed The Little Venice of the Cotswolds due to its rich culture and graceful bridges.

From here, we will track towards Upper and Lower Slaughter, traditional twin towns just off the Fosse Way.

The Slaughters get their name from the olde English word for wetland, however today these villages are far from the ‘muddy place’ you’d expect if you took their name literally.

Included Activities • Moreton-in-Marsh – Stow-on-the-Wold Village Walk • Moreton-in-Marsh – The Little Venice of The Cotswolds Walk

Day 5: 13 July 2023: Charlbury, Chadlington, Kingham

Along the way, we will stop at Jeremy Clarkson’s Diddly Squat Farm shop for lunch – a place serving local, seasonal, no-nonsense food – before continuing our countryside adventure to The Chequers for an afternoon pint, tea, and cake.

Then we will jump on the train at Kingham and travel back to Moreton-in-Marsh where we will spend the night.

In the evening, enjoy a farewell dinner where you can discuss your highlights of your Cotswolds adventure!

Included Activities

• Moreton-in-Marsh – Diddly Squat Farm Shop Visit • Moreton-in-Marsh – Chadlington to Kingham Walk

After A’s plan falls apart, a new twist changes everything for the future of Oakland’s waterfront

O AKLAND — Departing sports teams and frustrating politics haven’t detracted from the elegance of Oakland’s waterfront — a gleaming reminder that, despite its troubles, the city and its bustling port remain a cultural and economic cornerstone of the Bay Area.

But for years, Oakland has struggled to establish a large-scale vision to place the waterfront — with its nightlife hub at Jack London Square and the industrial harbor a short walk away — at center stage in the city’s attractions.

“People see an incredible amount of potential in the neighborhood,” said Savlan Hauser, executive director of the Jack London Square Improvement District. “It’s not so much about needing to change it, but (rather) about realizing the full vision of a waterfront neighborhood.”

In a recent court settlement, a major Bay Area regulatory agency quietly reversed a key decision  that would’ve helped transform a sizable port property, Howard Terminal, into a 35,000-seat ballpark and thousands of waterfront homes .

The reversal was a major victory for the port’s shipping industries, which have long opposed housing on the land south of the railroad tracks along Embarcadero West.

The development at Howard Terminal, proposed by the soon-to-depart A’s, has long since fallen apart . Any new plans at the port would need to start from scratch, likely encountering legal, regulatory and environmental hurdles.

So where does the Oakland waterfront go from here?

In a lengthy report unveiled this spring outlining Oakland’s plans for downtown, the waterfront and Jack London Square feature heavily for their various existing offerings: restaurants, bars, historic monuments, a hotel, a bowling alley and a terminal that sends ferries to San Francisco.

But the same plan notes that areas to the west of Jack London Square — including Howard Terminal, the site of the doomed A’s redevelopment — will be “maintained for industrial uses.”

Business owners around the waterfront say the commercial district is mostly faring well but could use a significant boost in foot traffic, given that it is cut off from downtown Oakland by I-880.

Hauser, of the improvement district, was among those excited to see the A’s potentially build the massive ballpark-and-housing development at Howard Terminal, which encompasses 55 acres of port land currently used as a staging area for shipping containers and trucks at the busy industrial harbor.

The A’s aren’t done fighting legal battles on the waterfront, despite being set to move to West Sacramento next year, potentially en route to Las Vegas.

Last week, a federal judge sent to trial the baseball franchise’s legal complaint against longstanding manufacturing plant Schnitzer Steel, which would’ve neighbored the A’s development and which the team has accused of failing to prevent air-quality violations and environmental hazards. Radius Recycling, the parent company of Schnitzer Steel, did not respond to an interview request.

In a statement, the A’s noted an investment of $100 million over six years to bring the team’s ballpark dreams to life.

On an average weekday afternoon, the Bay-facing Jack London Square is somehow both scenic and full of businesses — but also noticeable for its relative quiet. Mostly empty walkways are filled by seagulls.

A smattering of tourists and port workers on lunch breaks amble around with no shortage of places to sit. The A’s haven’t said when they will close the team’s headquarters, which sits adjacent to the square.

“The stadium would’ve brought more business to the economy and this area,” said Juan Ferrell, a manager at Scott’s Seafood Grill and Bar, which opened at the square nearly a half-century ago. “We need more attractions here. I was sad that it wasn’t possible.”

In the wake of the city’s divorce from the A’s, Mayor Sheng Thao had said the Howard Terminal property was still ripe for any developer who wanted to step forward.

Oakland had cleared multiple regulatory hurdles and raised nearly $260 million to support some kind of public-facing real estate there, Thao had reminded the public at the time.

But much of that progress was undone last month when the San Francisco Bay Conservation and Development Commission agreed in a court settlement with a shipping-industry coalition to reinstate a clause that Howard Terminal must be prioritized for maritime uses or the shipping of goods by sea.

The two sides settled after agreeing that the A’s deal is officially dead, in part because the team’s negotiating period with the Port of Oakland expired over a year ago .

As a result, Oakland likely won’t have any housing or commercial real estate built right up against the bay waters any time soon — especially when there isn’t a major professional sports franchise leading the charge behind a development.

In March, private shipping industry groups developed a summary of how they’d instead like to “advance the industrial waterfront.” Charging stations for electric-powered trucks and off-shore wind energy projects ranked near the top of the list. An industry representative said there’s some wiggle room for other plans, but not a lot.

“We were philosophically opposed to giving up the property for” the A’s development, said Mike Jacob of the Pacific Merchant Shipping Association, “but as a practical matter, we were interested in sitting down to (discuss) seaport compatibility with a ballpark and not housing. It would’ve smoothed the path toward some non-maritime redevelopment.”

These obstacles are, in some ways, not a bug but a feature of the waterfront, which infamously — and illegally — fell under the full ownership of Horace Carpentier, the first mayor of Oakland in the mid-19th century, who eventually sold his control of the land at a profit to Southern Pacific Railroad.

Myles, who has witnessed multiple ambitious redevelopments at the square in his time, always thought the A’s proposal was a “pipe dream.” Envisioning the waterfront’s economic future, he said, is more complicated than it seems.

“If you want more bustle, you need to do something with the square other than restaurants and bars,” Myles said. “People need something else to do.”

Gary Neville makes prediction for Man Utd vs Arsenal - and it's bad news for Mikel Arteta

Arsenal travel to Manchester United on Sunday knowing that only a win will do if they are to keep their Premier League title hopes alive

Gary Neville has made a bold prediction ahead of the crunch clash between Manchester United and Arsenal, suggesting that the Red Devils could derail the Gunners' title hopes at Old Trafford on Sunday .

Arsenal , who are set to face off against Manchester United at 4.30pm on Sunday, need a victory to maintain their challenge with Manchester City for the Premier League crown as the season heads into its final stages. Mikel Arteta's squad are just one point clear of City before the weekend's fixtures, with City holding a game in hand over their North London rivals.

The Gunners are under pressure to secure wins in their last two games to keep the title race alive and potentially overtake Pep Guardiola's team. However, they're up against a struggling Manchester United side with Erik ten Hag's men managing only two victories in their previous 10 league outings.

United, still reeling from a 4-0 defeat to Crystal Palace earlier in the week, find themselves in eighth place and are in dire need of points to ensure European competition next term. Despite United's struggles, Neville is tipping them to cause an upset and essentially hand the title to their neighbours City.

Speaking on The Overlap, Neville highlighted the significance of the match: "This is the big one," he said. "Arsenal have a poor record here. There's three things that stand out to me. Firstly, this is massive for Arsenal. Secondly, United's record against the big teams isn't that bad at home. A lot of the top teams haven't beaten United at home.

"And thirdly, Arsenal have got a really poor record at Old Trafford. People are almost dismissing Man United in this game because they've been that bad, which we all get, but it can be a graveyard, Old Trafford.

"Look, Arsenal should win but I'm not sure they will. Arsenal should win but there's a madness about Old Trafford and this game, usually in a title race it doesn't work out how you think. I'm going 2-2, this is just my feeling. Arsenal should win but it's a feeling I have."

Arsenal indeed have a less-than-stellar track record at Old Trafford, having lost their last two visits. Despite needing two injury-time goals to clinch a 3-1 victory in the reverse fixture back in September, their recent away form has been nothing short of dominant, netting 27 goals and conceding a mere three in their past eight league outings, with only City managing to halt their winning streak.

When quizzed on United's current performance levels, Arteta remarked: "I don't think about it, every game has a different context. We know the difficulty and the history when you look at what we've done over there, so we're going to have to be at our best to earn the right to win the game."

Arteta also downplayed the significance of Arsenal's historical struggles at Old Trafford, adding: "We know what we need to do but first of all we have to perform at a really high level to deserve to win the match. That's what the focus is."
