Houston Heights Association will host a festive tour through five homes in the historic Houston Heights neighborhood. Participants will experience the joy of the season while exploring the rich history and architecture of some of the area’s most beloved homes, adorned with holiday decor.

The Most Stunning Holiday Homes in The Heights: These Houses Take Decorations to a New Level

T his holiday, come and make yourself at home in The Heights. The Holiday Home Tour is lighting up the Christmas season this Friday and Saturday with a lineup of unique houses, where pristine decorations abound.

The Houston Heights Association puts this self-guided tour on annually, selecting homes that positively stand out — and represent the historic neighborhood, each in their own way. It’s holiday spirit meets the spirit of The Heights. They span across eras, with the oldest house built in 1925 and the newest in 2005.

This year’s theme is “When all through the house,” celebrating nostalgia. Here is a rundown of this year’s delightfully decked-out domiciles you can view this Friday, November 30   from 6 pm to 9 pm and Saturday, December 1   from 3 pm to 9 pm.

921 Heights Boulevard

This stunner is one of just three Victorian homes lining the boulevard. Linda and Neal Cannon own this example of early 1900s architecture, which underwent an extensive revamp in 2007 after they purchased it. This weekend, get ready to see a literal ghost of Christmas past — a specter named Emily who calls this Victorian her haunt.

919 Oxford Street

Extensive renovations have brought contemporary convenience to this Queen Anne Victorian Cottage — while preserving all the charm and history of the original home. Owners Sharon and Britt Dearman carried the look of the original home through with the wooden porches, windows and doors.

They chose a mix of old and new, brights and neutrals with their “eclectic transitional” style.

747 Beverly Street

This is the newest home, built as recently as 2005. But it’s characteristic of the past, courtesy of its enthusiastic preservationist owners, Marie Louise Crozat and David Honneycutt. The couple incorporated fascinating historic elements — a front door from the local Adkins Architectural Antiques and a set of two early 1900s stained glass art panels from a Byzantine Catholic church.

505 E. 23rd   Street

Built in 1997, this lovely house was the very first new construction north of 20th Street. Owners Ken Yancey and Robert Aramyo have turned the Farmhouse Craftsman-style homestead into a cozy collection replete with family heirlooms dating back to the 1800s and original Texas art.

419 W. 23rd    Street

  This 1925 bungalow got some tender love and care with its 2013 updates by owners Terri and Wes Flandt. It’s a true Heights symbol, with vintage lights, 12-foot ceilings, several porches and distinctive stained glass in the master bath and living room.

The Winnetka Heights Holiday Home Tour is next Saturday, and it’s the perfect way to kick off your holiday season. It’s also a great excuse to be nosy!

Let’s be honest. We are all a bit nosy, and nothing scratches that itch quite like a great home tour. We get a glimpse into a cool house, a little architecture lesson, some inspiration for our own homes, and, most importantly, we are reminded about the significance of historic preservation. 

As you are touring these gorgeous homes, stop and consider the time, energy, passion, and drive it took to create these showplaces. Restoration is not for the faint of heart. It takes a unique set of attributes . You must have an unbreakable spirit, an adventurous soul, and a problem-solving mindset. That describes Isaac Martinez to a tee.

River Oak Renovations on The Winnetka Heights Holiday Home Tour

Martinez landed in the insurance industry after college and enjoyed working with people. However, he always knew he wanted something different. He and his wife found a home in Winnetka Heights that was a fixer-upper.

Having grown up with a mom that figured things out, it was in his DNA to DIY. Although it was a learning experience, it got under his skin, and it was not long before he realized he had reached the proverbial fork in the road. The stars aligned and all the flipping on the side of his full-time job started to pay off. People in the neighborhood began to notice, and before long, he was taking on remodeling projects along with flips.

In 2018 his company,  River Oak Renovations , finished 211 N. Rosemont. It won a preservation award from the City of Dallas and was on the 2019 Winnetka Heights Holiday Home Tour.

“That opened up more opportunities,” Martinez said. “We were still growing, and with older homes, you are forced to go slow and follow the rules. I would reach out to the landmark department, Rick Garza, who has been a great mentor, and Realtor Diane Sherman , an expert on this neighborhood. I learned as I went, and we were never embarrassed to ask questions.”

Making Old Houses Feel Like Home

Like any good flipper, Martinez would live in a home, fix it up, and then do it again.

“We’ve moved four times,” Martinez said. 

Sherman called him in June of 2020 to say a house had just come on the market and she wanted to know his thoughts. He raced over to see 227 N. Rosemont.

“I saw the deep front yard where our two boys could play and noticed the street was full of kids their age,” he said. “It was love at first sight. It felt like home.”  

They purchased it and got to work.

“We gutted it and flipped the layout,” Martinez said. “There was a secondary den that had originally been a bedroom, so we converted it back into a bedroom. Off the back of the house, we pushed the kitchen walls out and all of the cased openings were removed to open up the house and give it a grander feeling.”

The cabinetry in the back was redone, and wainscoting was added to the middle room. But the real fun was upstairs. Martinez knew the landing area did no work for what he had in mind. He wanted to break up the second level and create a more centered landing so a bathroom could be in the middle.

“There was an office and a bedroom,” Martinez said. “We flopped those and made the bedroom for our two boys with a cool built-in bunk bed. The rest of it became a playroom. Technically we reduced the bedrooms, but we don’t care. We can change it back if we decide to sell. It’s my favorite part of the house and it’s perfect for kids.”

Winnetka Heights History Comes Alive

Of course, a lot of history is associated with any house of this age. If you read last week’s post , I’m giving up an answer to one of the quiz questions to win tour tickets, so pay attention!

One of the four Winnetka Heights developers, John Phillips Blake, lived in what is now known as The Turner House at 401 N. Rosemont Ave. The principal bedroom was on the second floor. He realized his window would look out onto an alley if the lots were designed alike. So, he made the lots on the 200 block of Rosemont longer. In particular, this house and the neighboring one have no alleyways because Blake did not want to see an alley from his bedroom.

Entrepreneur C.R. McHenry and his family were the first lucky owners. Uncle Mack, as he was fondly called, owned and operated both the Roswin Theater and the Texas Theater, where police found Lee Harvey Oswald in 1963, and which has now been completely renovated and revived.

The Kappa Homes Tour has been a holiday tradition for more than 70 years! Started in 1951, the Tour has raised more than $2 million for local charitable organizations and the Kappa Kappa Gamma Foundation. We’ve survived changing times, economic crises, and a global pandemic. Thank you for your continued support.

We work diligently to manage costs and streamline expenses while delivering an exceptional Tour experience each year. It is an expensive and time intensive endeavor, requiring hundreds of hours of volunteer time by Kappa alumnae and friends. Donations raised ahead of the Tour offset operating costs, allowing more revenue to go directly to our beneficiaries.

The purpose of the Kappa Holiday Homes Tour is to provide support to charitable organizations. Each year organizations who provide aid for the betterment of the overall welfare of the Kansas City community are nominated by Kappa Kappa Gamma alumnae for evaluation. One or more are chosen as recipients of Kappa Holiday Homes Tour proceeds. The 2023 beneficiaries chosen from the Kansas City community are Hope House and Sheffield Place .

Applications are now open for 2024 Tour Recipients . The deadline for 2024 applications is February 29, 2024 . Contact our Tour Proceeds Committee Chair, for more information about Tour proceeds.

December 3, 2022 @ 9:00 am - 5:00 pm, usher in the holiday season with historic boulder’s 36th annual homes for the holidays tour..

For ONE DAY ONLY guests are being given the chance to walk through some of the most inspiring private homes in Boulder’s Chautauqua Heights neighborhood. This self-guided tour features FIVE distinct residences, dating from 1897 to 1925, including the former home of Astronaut Scott Carpenter and his family.

Tour at your own pace, learn about local history & architecture. enjoy the unique festive décor at each home while ushering in the holiday season.

Ticket Price

$40 Non-member ($50 Day Of) $30 Members $20 Students .

Can I see the Map of Homes before I purchase my tickets?

To protect the privacy of the homeowners, we do not release the map/addresses until tour day.

Do I have to bring my printed ticket to each home?

Yes, all participants must pick up your sticker ticket and tour guide booklet—it’s the admission ticket you will show to enter each house.  The stickers and tour booklet it will be available for pick up starting at 9:00 am at the Highland City Club .

Will tickets be available for purchase on the day of the tour?

Yes, Tickets will be available on the day of the event at the Highland City Club – 885 Arapahoe Avenue, Boulder CO 80302  The Day-Of Ticket price is $50 so you are encouraged to buy your tickets in advance.

Can I take photographs inside the homes on the tour?

No interior photos allowed to respect the privacy of the homeowners.

Will children be allowed on the tour?

Do i have to tour the homes in a specific order.

No, This tour is self guided, you may start at any location and finish at any location. You may visit the homes anytime between 9am – 5:00 pm. Peak hours for the tour are 1-3 pm so plan accordingly.
